Insurance carriers are really tightening their restrictions this year so I think it is unlikely you will get a comprehensive insurance policy (RCV) without a roof replacement.

You don't have your location public so all anyone can give you is generalities.1) Education (real estate specific classes, number of hours will vary)2) Sponsorship (required everywhere I know of, you have to find a broker who will let you hang your license under them, they will charge a flat fee or take a portion of your commission)3) State Exam (pass a comprehensive exam that test your knowledge based on your education)

Then from there, compare a few based on their work experience (mine had worked for American companies, knew quickbooks, etc.) and English comprehension so that you know you can explain things to them without misunderstandings.Most of these people are flexible with work hours, so you'd need to work with them on that.
