Insurance carriers are really tightening their restrictions this year so I think it is unlikely you will get a comprehensive insurance policy (RCV) without a roof replacement.

You don't have your location public so all anyone can give you is generalities.1) Education (real estate specific classes, number of hours will vary)2) Sponsorship (required everywhere I know of, you have to find a broker who will let you hang your license under them, they will charge a flat fee or take a portion of your commission)3) State Exam (pass a comprehensive exam that test your knowledge based on your education)
