Soft costs are going to consist of architect, engineering, permits, and/or anything else that's not involved in the actual vertical GC budget.

You are talking about hiring pretty much everyone it takes to build a house… an architect, a general contractor, his subcontractors, pulling permits, inspections, trusting people actually show up, do their job, do it right, fix what they did wrong when it gets inspected, etc; all the while spending your money while you are not there (it’s not a good combination).
