Hello everyone,My wife and I moved to the USA (Western Pa) at the end of last year on E2 visas (24 months automatically renewed while I work with the company).We are currently renting an apartment and we are looking to buy our primary residence by the end of the year (the lease ends October 31st).I contacted a few brokers and they all said the same:"We can't lend you money on an E2 visa because it is too short, plus you don't have 2+ years of credit history."

As always, I find the best info out on BiggerPockets.As the China Energy deal goes, my understanding is that is going to be invested mostly in the Ohio Valley area, including southeast Ohio, western WV, southwestern PA, and then possibly some near Charleston.

It's in a small mid-western town near Cincinnati where rents are good and increasing due to housing shortage.

Overall, country of origin wasn’t as good of an indicator of quality as you might imagine; I’ve worked with good westerners sure, but also folks from say the Philippines that were just as good as someone from Pittsburgh.Effectively, I thought of them as a force multiplier; they’re ideal for work that isn’t hard and isn’t a good or cost-effective use of your time to handle yourself.

I was able to do a house-hack before I really knew anything about REI and can't wait to put together my first deal with REI in mind (vs buying a place since rents were so close to mortgage rates).Specifically I'd love to work on finding and putting together a BRRR, flip, or LTR in the Western Slope (Grand Junction, Montrose, Ridgeway, Fruita?)

I am just now realizing all the lender's policies I have include "Western Regional Exceptions to hard money beneficiaries", so I'm not sure a hml lenders policy is worth squat, maybe it's just another money sink hole.
