Hey guys,So I'm working on a 2-story 1038 sqft full gut rehab in Point Breeze which consists of the following: new roof, rebrick facade, tear down and rebuild back wall in existing location, demo the inside down to joists, convert to 2BD/2.5BA, unfinished basement (just parge walls and finish floor with epoxy, install all finishes throughout.

We're in our 44th month of appreciation right now, (b) are buying off-MLS properties from motivated sellers, (c) are buying things they can rehab or rebuild to generate value.3.

A lot of tear down/rebuilds currently going on with the older homes on large lots.

Even if we had to pay out of pocket it's a much lower cost to do things like that when it's trashed and you're redoing 100% of the flooring, the electrical, rebuilding non-load-bearing walls, etc. no matter what.

In fact that was part of the fun, I wanted to learn more about engines and how to maintain them, within 6 months I had a failed cylinder head and had to strip the engine down to the bones and rebuild it.
