And then any that might be candidates send them the next steps.I would also recommend that you have a large closet in your house for your own privacy that no one else has access to or a deadbolt for privacy on your own room.  

She just now sent me a text, saying she refuses to let anyone in, that she's checked with Utah state law and it's an invasion of her privacy to hold an open house while she lives there and that she'll contact police and an attorney if we go through with the open house.

My guess is today most title companies have a privacy policy that doesn't allow them to give out info.

Honestly, I would rather the multi-family unit just because it won't be so much of a room-mate situation and there will be more privacy.

I do not invade their privacy by going anywhere else in the house other than the utility room, but I do make note of anything that needs attention between the front door and the utility room and I'll ask again if anything else needs to be looked at.  

If you are closing using a simultaneous closing the benefit is the privacy that seller does not know what you are selling the house for and the buyer does not know what you bought the house for.
