I know of another tool that is coming out in the next 6-12 months that will add additional functionality and address the blacked out dates.

I agree with the comments about flat roofs, corroded pipes, and outdated electrical panels.

And renters want location, schools, price, clean and basically, the ability to have family, co-workers, kid's friends over and just live without being embarrassed or affronted by outdated, ugly or unsightly damaged finishes in a house.  

But courses like that take your money and leave you with outdated information or poor information.

I think the 2% rule is a bit outdated.

Aside from the fact that the photos will be well outdated, part of the reason to drive for dollars is to give you a clear picture of the neighborhoods, street by street and know where to work in and where to stay away from.

On the other hand, if it’s going to look the most outdated or lack amenities compared to your competition, either price it appropriately or rehab it now. 

For instance, I've seen many older homes that have beautifully newly-finished basements...but, get behind that new drywall, and there's old galvanized steel plumbing with maybe 3 years of service life left, outdated and dangerous knob & tube electrical, asbestos, structural integrity problems, or any number of other issues...the end result?

I think they are outdated.
