The furnaces in the attic are also causing enormous ice damns on the roof which is causing serious problems in the winter with my historic fascia etc etc.

Proposed refrigerator is the type with automatic ice maker and water/ice through the door.

I try to keep it conversational, relevant (and, of course, nondiscriminatory) and find "where are you at now" to be useful in an initial contact to break the ice.

The arena has gone in, the Ice Blocks mixed-use project is being constructed at 18th and R, the railyards project is making progress, a 250-room luxury hotel is going in across from the arena, etc. 

Here in Cleveland cash flow is king and appreciation is the icing on the cake.
