Not sure what the rental market in Newbury is like but unless every place has granite and high end fixtures don't do that in yours.  

Maybe put in some higher end stuff like granite counters and such if it doesn't have them already and see if you can rent it for more (after they move). 

Its big, well kept, granite counters, large lot, room for a pool...

We are working on a flip in Greensburg (Westmoreland county) and I am trying to find a good local granite company.  

Could use stainless appliances and granite.  

Granite countertops, SS appliances, Tile flooring downstairs, laminate flooring upstairs.I feel that the house is pretty up to date.

Wood floors granite counters.

Pass.....Almost all the rentals I have seen to market in my target area have updated kitchens, bathrooms with granite etc. 

So trying to determine the ARV on a mold issue is a lot more complicated than just stainless steel appliances, new flooring, granite countertops a paint job and a new lawn which are all fixed costs that can be easily factored into an F&F..What you think can be a clean 50k ROI could end up costing you your shorts.

Everyone comes running to the shiny new granite and stainless steel pennies!
