It would just take a few big companies moving out of the area -- due to tax issues or the political climate -- to change the entire local economy.You may think it could never happen, but are you willing to bet large sums of money on it?  

I'm sure the weather in LA is gorgeous compared to this bi-polar climate on the east coast haha.

Since Indy just got dumped on with another 7 inches of snow with more coming this weekend, I am thinking warmer climates would be best for winter rehab and investment work.

We are looking to purchase vacation rental property in a warmer climate - just came back from Eleuthera, really like the idea of doing the same thing in a place like that. 

This is a combination of the climate, condition of the property, and the quality of the property manager.• Stable or growing job market - Rental property profitability is dependent on a stable job market.

It's warm, sunny, dry climate.

I definitely feel you on moving to a warmer state, but I love the dry climate and honestly it's some of the best weather I've ever experienced

Canada/Ontario cost and financing wise is a much different investment climate.

This is for anyone and everyone from Wholesaler to Landlord to Mortgage lender.I seem to run into the issue of lack of good deals on the market currently, it's probably because of the mortgage moratorium, but there aren't enough deals on the market as there were a few months back.My investment strategy is buy and hold in NW Indiana.I am hoping this can help investors on this forum gauge the investment climate nationwide and may be help a few investors.If you don't mind posting your area, investment strategy, and the problem you seem to be facing.If you aren't having any problems, please post also so that we can learn from you guys what we need to be doing.Thanks!
