Oak Island is where I'd like to go next as we have several STRs in Western NC, and would like to diversify and go towards coast now.ANy recommendation on real estate agent or your method for finding it?

I am excited that we got a sub-forum formed for the Western half of the state!

@John Knisely is a good resource for on market stuff and @Jimmy O'Connor is with New Western and gets some good off market deals.

With $15,000, it could be quite difficult to get into some of the western state's markets.

And to be honest, I am "that guy" who even when I am on vacation, on the opposite side of planet earth, in some 3rd world nowhere, the wife says "why are you starring at the building" and I say "wouldn't this run so much better, marketed to westerners, and on a STR type system, with self-check in an..." and right about then she gives that gasp and says "your a sick twisted old man with an addiction" LOL. 

I would say yes (even Detroit is on it's way back) but there are areas that never seem to make it much past 'not good' - Western New York being one of them. 

Just spent the weekend in Salem, OR, at a favorite little hotel we used to like staying at when we used to visit our son at Western Oregon University.

B of A gave us the amount to pay to bring the account up to date and they even asked us to pay thru western union.

I doubt my business model will survive as it is if I grow past 25 rental units.On the other hand, I really see pest and weed control as two of the easiest things to do adequately in this business, at least in a relatively tame part of the country like western PA.
