On differentiating between contractors.. just try to be observant and proceed with some caution.

That's the market I observe im sure some other places are still good.

The information provides great insight into the market and I think your observation is spot on.

First check all the basics, do your own observations, measuring, etc.

Knowing nothing behind the scenes of the project, I watched them rebuild the upstairs 2-4 times before settling on a design, it sat over the winter, they added another portion to the house, etc.Just as an observer who walks past the house often, it would appear they lack a proper start to finish plan for the work, which I believe is essential to avoid project creep.

I've observed out of state markets through some investor friends and just fell out of escrow in New Jersey.

Eric, I've come to a similar observation as I've run the numbers on prospective properties.

While my Baltimore experience is limited, I've started to compile a list of observations / received feedback and welcome any feed back/ comments.

Personally, I sold out of Kingwood Forest for Buy/Hold, but that area wasn't bad for flips (my observation only since I don't flip) a few years ago.
