It seems like in this county, there is no redemption period, tax liens are sold "FREE AND CLEAR of all tax and municipalclaims, mortgages, liens, charges and estates of whatsoever kind". do you think it's a good idea for me to be there when the sale happens so i can talk to the buyers immediately about me wholesaling their properties, and also it will help me build my buyer's list?

You shouldn't be relying on their estimate whatsoever.  

When I was first cutting my teeth in this business 20 years ago I focused on 30k duplexes that pulled rent of 400 rents from each side.

Before you accept tenants you need to review leases to ensure you'll have teeth to get rid of someone if needed.

It sounds like a yucky "deal" for you to cut your teeth on. 

That would be my choice: I don't trust this market, it doesnt make any sense to me whatsoever.
