Also point out to them that if you were willing to pay retail you could buy the entire state:)  Most people do understand and don't get offended if you are sincere, not pushy, respectful, etc.

There is a read outside chance that your tenant was a victim of identity theft with the criminal filing a tax return showing that phantom income.I sincerely doubt it.But I have to sincerely concur with others here.
