, the pest control service?

I found out the hard way on two multifamilies in Oakland that I did offers on recently and they both had too many pest/termite problems.  

I'm up there in years now and I've seen fads come and go, and have dealt with different landscape issues and pests and dust flingers and accent walls, and many different types of decor and colors that all went out of style almost as quickly as the stainless steel appliances and gray walls went up....oh, I meant avocado green, no wait, I meant gray and stainless steel are the new avocado green....Anyway, if you want to go with timeless and save money in the long run, you can't go wrong with white and clean, in my opinion. 

If you need any names for services (pest, pool, home watch, HVAC, landscape, etc.) let me know.  

Beacon Hill estate sale (I won't even tell you how many bedrooms this one has, suffice it to say its a lot) - extensive cosmetic, rat infested, some water damage.5.

Just wouldn't want you to find out there is a foundation problem or termite infestation further down the road.

@Max Householder @Zach StillmanWhen you are analyzing small multifamily units in STL.What is your general monthly or annual rule-of-thumb for expense listed below.WST, Insurance, R&M, Pest ,Landscaping, Taxes  (Am I missing any expenses that are typical to STL )I know that every property is different and you cannot have a rule-of-thumb for taxes.Having analyzed enough deals have you seen patterns on how these properties operate?

Tax Service = $75 (again... not sure)Pest Inspection = $215Title Service & Lenders Title Insurance = $890 (Seems high to me in my experience as well?)

I've used different pest control companies, handymen, flooring guys, painters, electricians, etc., just on these 2 properties and feel like I have a solid grasp of what to recommend. 

We are having pest control come out to take a look into this.
