You probably want a QI who is thinking and acting as a QI and not an investment manager.Fees nationwide are pretty close - from 700 - 1000 for a normal garden variety exchange loosely regional.

Make sure you set up the property without gardens to simplify down to only grass cutting and do it yourself or hire someone (not a tenant). 

(First time on market since built in 1966, estate)   But its 1/2 mile walk to light rail,  1/4 mile from chief sealth trail and a mile to kubota garden,  Territorial view,   unmolested 2 car garage,   hardwoods throughout need repair but salvageable,  etc.   

The homes will be around 1000-1200 sqft and the community will have amenities such as a community garden, walking trail, and random fire pits throughout so people can enjoy being outside.
