Having priced and worked in construction in this area, I think your safe around $175, but need to consider parking, curb and gutter, and a few other cost factors as well, depending upon the size of your property.

Technically, you can't own that sidewalk, or there is X feet away from the curb you couldn't touch, yes, you can remove the walkway leading but that will not do you any good.

The reason most properties stay vacant for any length of time is due to their location and curb appeal and of course the tenant pool, but that would fall under the location scenario as well.You are only hurting yourself by not charging the market rate for your area.

The repairs truly are minor: there is a section of a wooden fence leaning against a chain link fence that needs to be taken to the curb for trash pick up (it is not attached to anything), the concrete floor of the laundry room needs to be painted, the laundry dryer vent was installed backwards, weeds need to be pulled from near the crawl space vent, the front porch railing needs to be scraped and painted, and a few other things along those lines.
