@DanielCooper—if you're still looking to combine these two careers, an independent RIA like the one I work for may be able to accommodate you.

How would you accommodate them?

Should we eliminate building cape cods and only allow colonials in order to accommodate the solar lobby?  

I was able to negotiate a substantial  (more then the tax burden from not being 1 year) price increase to accommodate their close date so I guess it worked out. 

Further, are you accommodating for the potential repairs/replacements that you will need to make to the property?

I think you would be trying to get a visitors accommodations use variance if the property is not zoned for a hotel.

If you have a team in place that can provide an incredible experience and accommodation to blow your guests away, you're on the path to something great. 

A game room can also usually accommodate a pull-out for additional sleeping capacity.Important note: it is ILLEGAL in TN to advertise a building that is on a septic system for sale or rent with more bedrooms than on the septic permit.

I have already spoken with a friend who's an architect/engineer and the lot can accommodate 4 to 5 additional units.
