It could cost a couple hundred bucks but you can just roll that cost into your assignment fee or put it as a separate buyer-paid cost on your assignment contract (which you should also file with your title attorney/company as soon as you get it signed).Definitely have a contingency in your Purchase and Sale Agreement with the seller based on a clean and marketable title.

YOu have the property way over priced... there is a price that everything will sell for.Developers will factor in hold cost as the path of progress reach's them.

I would guess it could cost a good amount less if you were local, and thats where I am interested to see if its worthwhile fixing instead of offloading to someone local for small to no loss to my friend which would turn into some value for the investor.

Also I second the fact that mobile home cost a-lot to keep up each month.

If the damage is into plumbing/electrical/structure, insurance claim will likely consider as these items will cost a lot to fix.
