I would probably be cash flowing negative if I were to buy a duplex with a 5% conventional, so I am leaning towards renting somewhere cheaper until I see how the investment property in Indiana pans out. 

So maybe it pans out over the course of 5-7 years of the investment.

I have a lot of money tied up in some other projects, and I don't know when those are going to pan out.  

However, if you get an off market deal that needs renovations those numbers can pan out great in addition go high appreciation.
