I like each property to stand on its own so that if one goes down, the whole ship doesn't go with it.

My primary point is don't expect a rising tide to lift your ship in Albuquerque.

Example: getting a property under contract too close to retail, property owner ships their belongings across the country, wholesaler can't sell the deal becasue they locked it up too high -so they bail and screw over the homeowener.

Brandon Turner uses the phrase "burn the ships/boats" meaning going 100% into something that makes it impossible to turn back out of.

If the only reason is you are all carpenters, the partnership will not survive.First, I recommend you understand these formulas:1 -  Friend + ship = friendship2 -  Partner + ship = Partnership...if you subtract "ship" from both formulas, you'll find that...                       

I would highly encourage you to stay in your W2 job and try to build a real estate business for a bit, rather than just jumping ship. 

The bottom line for me is if we run a tight ship, most neighbors won't have an issue. 

Don't think you even have the option to return it.When looking at the costs, the scratch and dent places aren't that much cheaper (and sometimes more expensive) than just purchasing drop ship or "special buy" through your big box store.
