@Brian Bond Regarding Germantown, on a personal level, I see that the area has a lot to offer - it's one of Philly's most historic areas and still retains a lot of that charm, it has great transportation links to center city and beyond, it's urban in character but still has some great greenery, strong (although needs improving) business corridor.

Credit, capacity, collateral and character, in collateral, LTV, condition and marketability which includes title matters.

I don’t know Michael nor can I attests to his character or business expertise good or bad, and this is his first post I have read, just wanted to give some insight.

Hi @Raul Sai P - what a bizarre scenario to be in... how can units be consistently thrashed UNLESS they're located in a place that attracts the tenant characters that makes them think its ok to do that. 

It was brick, pier and beam with lots of character in a great location.

I used the word 'building' to express that integrity is an active character trait.

I haven't told them yet because I want to see who has the character traits I'm looking for in a business partner.  

It is the trade of real properties that are the same in nature or character, even if they have different qualities - two lots of the same approximate size, value, and location could be exchanged.

Even if not faked, payment can be stopped.I still accept checks as well - only because I have thoroughly examined the tenant's background and see that they are of good character.
