These purchases are often times part of a investors retirement plan, supplemental income, etc. 

If you are wanting to supplement your income with rental income more immediately then I think this would be the way to go.

The scope of work is the drafting of a petition and possibly a supplement to that petition, attending at least one hearing, drafting (hopefully) an order transferring the property into the trust, and then ensuring that a certified copy of the order is recorded. 

Know your ag requirements around there....do the cattle need 1-5-10-50 acres around there to survive without supplemental feed. 

I am finding a declining response rate with each supplemental letter I send.

Louis,The big value add players refi (if they are using a variable rate loan) or obtain a supplemental loan (if they have a nice fixed rate in play) to pull out cash as soon as the property renovations are completed.  

I am looking for mostly a passive income stream to supplement my other income sources.

I will be focussing in western Colorado, and plan to work as an agent for supplemental income.

What I do want to do is supplement my income and in a relatively short time frame, figure out how I can best use real estate to bring in cash sooner than later and to make this a full-time career.
