I have had excellent luck going to a scratch and dent store- a Sears outlet that accepts all the returns from the Sears stores in the area.

I've yet to find one who had any depth of knowledge on building codes beyond the extremely obvious, could spot building violations beyond something extremely glaringly obvious and none of them have x-ray vision.Jetted tubs with no access to pumps, lack of required dedicated electrical circuits, missing outlets, dangerous electrical issues such as lighting in wet areas, wire nutted connections  together and buried in a wall, miss-wired electrical panels, extension cords used for wiring buried in walls, bathroom exhaust fans that aren't vented anywhere... that's just a tiny list in one small category that are witnessed over and over again in flips that had home inspectors involved in the sale.

Other things include changing a light fixture, installing GFCI outlets, new range, repairing a broken window, purchasing 2 new mini blinds, securing gutters and changing locks on the doors.I say all of the above to ask whether this amount seems average for a 1200 sq. ft. home in decent condition though it was built in 1980.

(Not in order)1) Check and Replace Smoke Alarms every 6 months2) No 100 Watt Light Blubs allowed3) No Daisy Chain of surge protectors, max of 6 items per wall outlet which has usually has two.4) Keep candles in a sturdy holder on a level surface, away from combustible materials and out of the reach of children or pets.
