Lots of aging, free and clear, owners in my neck of the woods.I'd prefer seller-financing if the deal can be structured attractive enough to the seller - and still make sense as an investment.

When you fail you lose everything.You presently own a liability, your personal home, and unless you have equity in it that you can draw on it is a albatross around your investing neck.

These are all relatively simple projects that don't involve much capitol; just a good planning session and lot of sweaty, dirty, muscle-building work. 

Down in your neck of the woods I would reach out to Impressa modular to have a chat with them and see what options you have. 

Yes maybe you put 3.5% down BUT if that deal goes bad you have a ton of debt around your neck dragging you down.

I'm not financially FREE if I have to constantly be one step ahead of a market downturn and have $2-3  million in debt hanging around my neck.
