I mean be logical what PM wants to walk into constant drama constant thefts constant evictions and down right dangerous circumstances..

The upside is that if you can find a property that meets your financial goals they tend to be a little more passive than investing in smaller MF as you have less tenants, no tenant-tenant drama, and you don't have to hire out lawn/snow/etc.Don't let anyone tell you what is a bad investment, do what makes sense for you.

Renting by the room can be AWESOME for boosting cash flow, but it can also be more maintenance, management, and drama.  

I apologize for being harsh here but the truth hurts.

If you evict them now you learned a good cheap lesson, if you wait you will have more stress and drama and waste more money.

Maybe I am harsh but I would give the proper notice for your state and send a non renewal notice.

He most likely abused the plumbing system letting hard waste going through the line and most probably used harsh chemicals such as drainex causing these issues.
