She is likely smart enough to not want to stay on the mortgage with him for the next 20 years as it could harm her credit or make it impossible to buy a property.

@Adrian Smude I am going to stand in a neutral position and say that there's no harm in a small gift (valued at no more than 1% of your monthly rent) but only if they've been good tenants.

That said, if you have a few that qualify and you want to have an open house for 30 min. after those showings no harm in that. 

Generating more does me no good and possibly harms me because I will eventually have to pay for all of that extra depreciation taken.For your typical investor, if they have worked out a way to take that lose against their active income it's a good deal.
