One is land, I am a big gardener and we all love animals.  

Have also considered at some point, having our family purchase a property that we use as a second home, with a rental unit (garden apartment, coach house, etc,) to defray cost of the property.

Their plan is to live in the garden unit, and renovate the two other units.  

I had a good business example, but not in real estate... maybe why I reached for it as an adult as farming in this area is mostly done by the bigger companies now and wasn't in my vision as a life long job (aside from a small garden).

PLEASE, do yourself a favour and live in reality - not in some "homes and gardens" dream world - or you're headed for a complete disaster, in my opinion.

That's where there will be upside as even the current rents would support a double in unit price where as Montrose is pretty stretched on what you can pay per door with current rents -- and all the new class A will cap what the class C garden apartments can getI'm sure in a few years, the properties to the east will go up but buying that stuff now isn't too impressive.
