I have been identifying houses that could work with the BRRRR method (or close to it) and I plan on getting 10X traditional rental prices by creating cooperative living environments where I charge by the bed. 

If so, will they cooperate and leave after the sale goes through?

I would let them know that if they move out by the end of this month and cooperate with allowing showings ASAP that you will let them ou of their lease.

The seller is busy and not very cooperative.

So if the lender understands that under no circumstances would you complain or cooperate with an investigation, he is really under no risk violating the law, as a practical sense.You can also structure deals as low interest with a percentage of profits kicker with a cap.
