I am in the preventive maintenance camp mostly because it lets you plan the impact to cash flow and take advantage of lulls in the schedules of service people or sales on equipment.

I grew up in that business my dad was a west coast land man in the 60's  he would buy 100 to 500 lots a year at tax sales in CA.. then remarket them.. but a lot of what we did we actually ran the UTLS into them and created buildable lots.. the bigger parcels to sold to folks that wanted to camp or as you state drag a Mobility home on to them for a weekend getaway

I dont think its a bad idea to attend boot camps or trainings offered by national speakers as you usually get some materials and several days of training and the average cost I have seen them go for is from $999 - $3,000 on average.

@Anthony Barber I would avoid the San Antonio REIA's and the ones where you have to pay to go or buy a "membership" they are always trying to sell some boot camp or mentor-ship program.
