Okay, so admittedly that's not the WORST I've seen, but If found it amusing. 

Look for beaches, amusement parks, shopping, casinos, restaurants, popular yearly events, etc.

There are a lot of foreign students coming to university there and is 10 km away from a geothermal amusement park where people spend there vacation. 

Since I am using much of my own capital for the renovation I like to pull this back out after renovations so I can redeploy that money in the future.

I am using third party management, but they have recently changed owners and have been terrible.

I use a separate landscaper, window installer, and flooring guy because this new GC isn't competitive on those trades, but other than that I am using him on another flip now that is just getting under way.

For the county I am investing in, I am using realauction.com. 

Here are the numbers that I am using for the property.Asking price is $185,000 and I’m using conventional lending numbers.

Right now I am using excel to keep track of mailings/cold calling, not to mention sometimes I forgot to follow up because I do not get a reminder, and kind of hard has volume of properties I am working on increases. 

I am using pretty round numbers here but wanted to plug and play to see what happens.
