But from the feeling I got from your message you and your friend want something more simple that will accommodate your commute to NYC.

Normally you would not be responsible for providing temporary accommodations unless the rent continued.  

In some markets listing agents will want to accommodate the owners with a fee that comes out of the listing price, that is none refundable out side of the  EMD thats refundable to take the house off the markets called due diligence.

Just because the destination has gotten more expensive doesn´t mean there's not still a huge market for more affordable accommodations.
