Investing in West-Southwest PA

Hi guys, my two partners and I are looking to invest in either SFH or small multi unit properties in west PA (to buy hold and rent). At the moment, we are restricting ourselves to between Grove City and the north end of Cranberry Township so we are not too far from work. Does anyone have any recommendations for places to begin looking into? We were thinking Slippery Rock might have some potential because the school is there. Any thoughts are appreciated!

I love the Grove City area (my wife went to college there) but the students have to live on campus.   I have heard rumblings that Slippery Rock is trying to do the same, so be careful.  

That being said, pretty much anything in Mars or Seneca Valley schools will be a good rental.  Oddly enough, this Sunday we have an event on buy and hold rentals, near the Pittsburgh Airport, PM me for details
