A high-up fire chief quit saying he disagreed and one of the major fires had started small in mid-August and nothing was done until we got a wind storm a week ago that made it major.  3) While I have sympathy for those that lost their homes, like in Napa, building in the middle of a large forest isn't great risk management.its not all forest dwellings.. think the Oakland fire a few decades ago.. 4500 homes burnt down.. same terrain as West hills of PDX just above town.. fire got going tiny roads and boom jumped from house to house.. so imagine the entire hillside above Burnside  to the top of the hill and almost every single home burned down.. ??

I'm a tiny fish in a big pond, but my estimations are that people don't put enough aside for maintenance and CAPEX in general. $32,000 R/M seems...low...spread across 10 different properties of that size. $3,200 a year average per property?

They both died at the beginning of the month before rent was paid, they had tiny little deposits because they moved in so long ago, we had to wait for family to clean them out, and we had to replace flooring, paint, make minor repairs, and clean thoroughly.On the other hand, the owner had 16 - 18 years with no vacancies, no late payments, and no problems.

TK is a very EASY experience, but IMO, if you don't mind being a tiny bit involved you can find a sweet spot between stability and cash flow.
