I always replace toilets, shut off valves, water fixtures, add frostproof water spigots with additional isolation valves for winterizing, switches, light fixtures, Add ceiling fans to every bedroom, GFCI outlets, regular outlets, smoke detectors with 10-year or hard-wired-in, use a quality one coat semi-gloss paint, basic white washer/dryer and Exterior door locks with touchpads (key free).

I have discovered a few trailers with land semi around me for around 12k but so far they are all a bit out of the range of how far I want them to be from me.

In an appreciating/semi-developed area that will yield a marginally higher ARV that will allow you to refi once you reach that pointHope this helps!

Make sure the leads that you do call you follow up with them at a later date, they will be what you call semi-warm leads them. lol.

I do have some savings ($100-200k) and would like to start my real estate career (part-time/semi-passive).

As a semi-retired lifer in construction, from “young guy and a truck” to GC to Design-Build based company- I wouldn’t sign any contract but the one my company generates.
