In Illinois you have more weather concerns, but you can stagger dates to span your nicer weather months.You need to build in time, energy, and money into either tenant retention (so they don't want to move), hiring help (cleaning, rehab, answering the phone, scheduling/showings, and screening can be outsourced depending on state laws) or weathering the storm (let some sit empty while you deal with what you have capacity to handle).

I have looked at many - just not finding one that I like a lot.I think you guys are probably right - will need to do the work to get things set up in Excel the way I want it and probably outsource GUI - then I can get what I want.Thanks,Don Wehner

There’s money to be made there, but you have to have the right management (self or outsourced) and expecations that fit the location.

Yes you can outsource and delegate these tasks but its not always as easy as it might sound. 

If you have to go the manual route, this can be outsourced to an online virtual assistant.

(Not outsourcing your marketing either).

I don't have to do as much outsourcing to get the auction data as I do with RealAuctions.First glance at Citrus County FL lien auction:I see that 1,326 of the 6,322 certificates were sold at 18%.
