Writing up an invoice at the end of the month is way way easier in my experience, and makes the owners happy because their bank account gets the money.Then add yourself to the other contact (email and phone number).

We get copied on the first late invoice, but that doesn't always clue us in enough that there is an issue.

If the tenant can't pay for the damages in full within 30 days of the invoice, then try to negotiate a payment plan.

Following her methods changed how I set things up, and is much better for our unique situations as landlords.FWIW, I went with the desktop version when I upgraded to QB2016 since it ends up being cheaper than the online version over time, but will probably switch to online to give me the ability to update books while on vacation- mainly send out invoices, but for now the desktop version is great for us!

Dory; You raise the most pressing questions, especially w/ FHA lenders not allowing or considering certain fees, I've seen them not allow a $150 dollar real estate agent marketing or listing fee, something like that, but my point, if they are that picky with a 150 dollar fee, I can only imagine the wrath I would receive on a 30-40k "finders" or "assignment" fee :) However, to play devils advocate, I would have the seller sign a simple "invoice" for the assignment fee, BEFORE I submitted the end buyer, in addition, the transaction would be null in void if this fee was not paid out of seller's funds.
