You can look  into executive rentals which normally require fully furnished and stocked ( dishes,towels and bedding ) but you can get a lot more rent and normally get a lot better quality renter, some downfalls though is it is normally short term but sometimes you can get lucky and cooperation's will lease it for the year and send differant people there periodically.

I want to work with cooperative people who have a good idea of what investors do and already realize the advantages of working with one.I believe wholesaling gets a bad reputation because new wholesalers have no idea what they're doing. 

Could go months or a a year if a tenant decides to just not cooperate.

If your realtor has been incompetent, dishonest, or abusive (all which I have encountered myself), it still is not permissible; there are professional standards of cooperation that torment all of us when dealing with those who can be challenging.
