You can elect to be taxed as a C-Corporation or S-Corporation by filing forms/making elections.If you are doing airbnb - you should first determine if the business itself is creating self-employment taxes. depending on the level of activity - you may or may not be subject to SE tax.S-Corp does offer abilities to save on S-Corp but you should do a cost-benefit analysis on this.

But you have to play all those factors off each other... if you can invest in Ohio (per se) and net $300/door after PM and you were comfortable with out of state investing - go for it!
