Although we have a website, we've never done any marketing per se.  

There's no formula per se.

I'm in SE Kentucky and have 1 property here, but I'm looking for investments in larger cities.

My simple answer to you would be to look beyond who is putting in more hours or more work, per se.

You can elect to be taxed as a C-Corporation or S-Corporation by filing forms/making elections.If you are doing airbnb - you should first determine if the business itself is creating self-employment taxes. depending on the level of activity - you may or may not be subject to SE tax.S-Corp does offer abilities to save on S-Corp but you should do a cost-benefit analysis on this.

But you have to play all those factors off each other... if you can invest in Ohio (per se) and net $300/door after PM and you were comfortable with out of state investing - go for it!  

It isn't a formal meetup per se, but you can meet other folks who are investors in a more casual setting.
