Door Hangers

We own properties, but we've either taken out mortgages or bought one with an IRA. Although we have a website, we've never done any marketing per se.

Since most of our funds are tied up now in RE, we need to do some creative financing, particularly subject to deals, owner financing, and finding partners.  How can we utilize door hangers to locate any potential deals of that nature?  What wording would you suggest?

Thank you.
