This loan isn’t reported to the credit bureau so it doesn’t affect your DTI and you will have to pay YOURSELF interest on the funds borrowed in repayment.

Your mortgage can't even report to the bureau until it is at least 30 days late, so there is always a grace period where you could make a payment if he doesn't and then pursue legal paths to either get your money back from him, or foreclose on him.
