turnkey is a term coined to described when house flippers in a market.. specialize in buying reno ing house then putting tenants in them and many times have PM in house.. so you buying from one company that does it all.. locates  rehabs  tenants and property managesthat's the basic definition of the model... there are many many turn key providers,    browse Brie's site which is turn key reviews you will see many of them. and you can compare properties side by side etc etc.. its free. and there is some feedback on the providers from clients.

That is because in general might be around 6% agent fees, about 3 to 4 percent closing costs, and seller would want coin in their pocket in case they need to foreclose on the borrower later.Regular loan could get in with maybe 3 to 10% down so no clue why you want owner finance.No legal advice given.

Most CPAs in California have a lot of experience with RSUs, stock comp, and crypto because they're used to dealing with startup employees who diversify their tech wealth to real estate so this is a safe bet.
