(**THIS IS ONLY FOR VERY EXPERIENCED BUYERS)  When you do your 2nd showing on a property you really like, schedule to have a contractor or retired inspector or builder come with you to identify any of the super major items that would cost a fortune to fix and do a mini inspection (IOW, test water pressures, run dishwashers, get outlet tester, turn thermostat up or down to check appliances are working if possible, etc.

It is recommended that a licensed electrician further investigate.There is a need to install one or more insulated bushings over the end of conduit OR within knockout to protect wires from sharp edges in panel.The inspector has discovered a number of three-prong, 110-volt electrical outlets in home with reversed polarity.There is no discharge pipe on the safety valve for water heating system.There is a noticeable bow/sag to interior ceiling within home AND to roof ridge.

Pay attention to the little things: faucets, cabinets, cabinet hardware, ALL floors (not just the carpeted areas) light switch covers, outlet covers, sinks, baseboards, counter tops, light fixtures, these small things can add up quickly in material and/or labor costs.

He did an inspection when I took out a load bearing wall and ran some new outlets and lighting circuits,  didn't have any issue with me doing all that myself.
