Glen I think this paragraph is where you get hung up - "12 months down the road... plus has 12 months of rental income" That is pretty generous and positive thinking right there.

Stay teachable and be generous with what you learn towards others!

In my area, only a 30-day notice is required, so I feel 60 days is especially generous and should give her plenty of time to find something else.I'm sympathetic to anyone who is disabled and/or elderly, especially if they don't own their own home. 

Nevertheless I am so looking forward to that day when I can pay it all forward by helping someone else out just as you guys (with your expert comments and advice) have generously helped me and so many others out.
