Add some landscaping like bushes, shrubs, flowers, or trees to create a more inviting entrance.

They have a board right by the entrance where tradesman can put up business cards.

My idea is to add a separate and lockable entrance to the basement dwelling and keep the separate lockable entrance to the main floor.  

Here's what I ideally need for each property:- Two or max 3 cameras mainly to cover the entrance and the parking area.- WiFi only- ideally solar to avoid any cable - ideally directly streamed to the cloud with no local storage- real-time access would be nice otherwise videos accessible with 10 min delay or so.

They don't screen anyone out, they will accept anyone that will pay the entrance fee regardless of the higher risk type investing.

Separate entrances, separate HVAC, separate utilities, etc.

As you said, all HMLs vet deals before approving, so the entrance fee for DHM didnt provide any value for me.

They currently have one parcel ID but 2 completely separate entrances.

It is as well in a gated community and very secure with cameras at the main entrance...
