Research lawyers that have specific knowledge on syndications and interview then to pick your favorite.The above is on the legal side of things, not sure if you have the "partnership" figure it out and all the roles assigned (acquisitions, asset management, capex deployment, capital raise & investor relations, etc.) if you don't a good idea is to join a multifamily program to meet other syndicators and form partnerships - such as Brad Sumrok, Rod Khlief, Michael Blank, Jake and Gino, Vinney Chopra... listen to their podcast, research on them and pick you that align to your goals.

Wouldn't be a bad idea if you continued to grow your wealth in the meantime, and deploy more capital once rates fall....in a few years. 

In the past I have not deployed marketing dollars in these geographic areas but the numbers do support Adam and Austin's comments.  2 month supply, 100ishK avg. sales price, and just over 40 days on the market (Granite City not Madison) are not bad numbers.

If you cash out refinance, you are sitting on the full $300K and since you won't be deploying right away or all at once you owe money every month for essentially no reason and that's a waste.

Diversification is a good thing, and these brokerage accounts are a mechanism to keep contingency funds or earnings actively deployed within the program as opposed to sitting idle in cash.That said, there may be benefits to maintaining a separate IRA elsewhere for reasons of asset segregation. 

I do like the flexibility the line gives me to take advantage of GREAT deals if and when they arise without having the "pressure" to deploy capital that would be other wise be sitting around in a low interest bank account if I were to refi.The strategy may not be desirable to everyone but I feel like it it better of the two options for me. :)
