Many areas are updating their regulations because septic systems are at best rudimentary treatment systems and in areas of high concentration (>1 system per 5 acres) and high ground water, they are not adequate.

For the latter type if you can buy in a concentrated area,  especially if its a more urban area with a lot of appeal in the location but not the area, you can control the area.

Right now, we are finishing remodeling our house here in Indiana and preparing for a market, so it's a little hectic... but, we are hoping to be done by the end of this summer (hopefully sooner) and then we could concentrate in investing.
