Seems logical to me that these type of cash sales will slow as a big wave of people who were intending to do this have already done so.

@J Scott   yes the danger of BP  sharing the wealth  creating a new wave of competition at the Baltimore tax sales.I hear what your saying in many tax cert states the big boys come in and bid down the rates of return into the 5 to 8% range.. you have newer players thinking they are going to get this easy 18%...

But oftentimes this is to intimidate you and a cease & desist letter from your lawyer can usually get the collectors to wave a white flag.

The calls will come in waves but once I have them on the phone I can dig in and see what there is to see.
