In AB the taxes are a bit different and about 1% of the property value-often a bit less than 1% again the two seem to be decoupled.American and Canadian property tax schemes are quite different I believe.

Considering the crazy prices here, I am surprised that most of the Canadians aren't investing in the US.

We however encounter several Canadians who are actively investing in the US remotely and that utilize various financing programs designed specifically for foreign investors.

I certainly don't know the Canadian market, but I do know REI is largely about mitigating risk (i.e. paying the right purchase price, spending $ only where you need to during rehab, screening correctly, buying in an area that fits your long-term goals, (re)financing with the right terms, etc. etc.).

The key is not to make it look like a full unit (kitchen) cause that’s when a royal clusterf*ck will happen.
