I know zillow may have outdated info, but you can find “recently sold” homes on that neighborhood and at least get a rough idea how much certain size home sells ion any given market.Good luck to an awesome start!

I collect most rents by ACH, so some fairly specific rules to follow for that.2) Admin Schedule document, showing weekly, monthly, quarterly, and annual activities.3) Master spreadsheet, showing every tenant move-in and move-out date or rent change date, and balance of deposit funds on account by tenant, and monthly rent received.

Here in Houston there are HUGE apartments going up everywhere but they are all Class A and overpriced while the entry level, bread & butter renter has only outdated 2-4 plexes built from the 50-70's...What are your thoughts...

I don't remember the author or the name of the article, but he was saying that for buy-and-hold, capital growth is more important than cash flow because by the time the property has no mortgage it will be outdated and in need of major repair.

You will soon find that half of what you read in a book is outdated, and the rest doesn't apply.
