And she also sheds like crazy, and will occasionally barf out of the blue on the carpet, and every time I bring her in and out of the apartment, she simply refuses to wipe her dirty feet :-)In other words, even really great dogs will still shed and puke and get sick or have accidents and bring in dirt that might stain.

If they say you should have had insurance, I'd say that it was not an accident, that they knew of the problem and didn't fix it, and that it is not reasonable to rely on tenants having renter's insurance for damage due to their negilgence, which can mean a deductible and higher rates if you file a claim.At any rate, that's what I'd do.

Looking back, I think a few things I did right (at first by lucky accident, and later by deliberate planning) made this possible:1)I timed my appreciation plays very well ... not that I nailed the absolute bottom of the market upon purchase (though I have), but like horse-shoes, hand grenades, and nuclear warfare, close is sometimes good enough.

So, it can be done without damage, but that was a tile floor and she definitely had her accidents, even though I was on top of it - I was also working at home.

Well I got into a bad accident there and they couldn't tell so OF COURSE they decided I was at fault or whatever, and I had to pay this guy like thirty grand.Me: Well that's unfortunate but I'm afraid that I really have to apply the credit score standards to everyone or I get in trouble with fair housing.Applicant: No I get that but I'm really good for it, I'm good on my rent I'm just looking to move because I have a baby and you know, he's starting to crawl, and I don't want to be in a place with stairs.Me: This unit is actually on two floors, it does have stairs.

That said, you could get horribly bitten by malicious tenants in the event they have an "accident", or you may incur damage to the unit in the event they slip and tear off the gutter when trying to deep clean it.

I mean officially with lawyers and servicing. 3 of them were from insurance companies (2 vehicle accidents, 1 house), 2 were from individuals in my capacity as an executive.
